Terms of use

BookNoFees facilitates bookings and handles payment through Stripe. The rental agreement for the accommodation is made directly between the owner and the guest. We deduct no commission from the host amount.

1 — What we offer

Listing is free. Hosts pay no booking commission and receive their host amount in full; nothing is deducted from it. There are exactly two guest cost contributions, both paid by the guest on top of the host amount and already included in the displayed price: 6.9% on bookings of public listings, and 9.9% on bookings of Family and Friends listings and on additional services such as the minibar. The contribution goes to BookNoFees and contributes to payment processing, refund handling and payment loss costs. No further mandatory fee is added at checkout. Optional extras are shown separately. Minibar: Hosts can offer goods in their place through BookNoFees (minibar). The host is the seller of the goods; BookNoFees only processes the payment. The host receives the full price they set. A purchased item cannot be cancelled or refunded.

2 — Who is answerable for the details

The owner alone is responsible for the description, pictures, prices, availability and the stay itself, and for complying with all laws and rules that apply where the property is, such as registration and permit duties, taxes and tourist levies, safety rules and insurance. We check listings for plausibility before publishing them, but cannot guarantee they are correct.

3. Reviews

The booker and each accepted companion who stayed can submit one property review. The host can submit one review of the travel group. You can submit a review within 14 days after checkout. Once submitted, your review cannot be changed. Property reviews are public immediately. You can reply publicly once to each guest review. Group feedback is immediately visible to the reviewed travellers and hosts they request or book with. It is never public. A new review appears without waiting for another review or prior moderation. Reviews must be truthful and related to the stay. Threats, incentives for reviews and unrelated content are prohibited. Reviews can be reported and content violating these rules may be removed. Reviews express their authors' opinions, not BookNoFees' views.

4 — Accounts

You can search without an account. A free account is needed to send a request, book, save wishlists, send messages or list a place. Login details are to be kept confidential. We may block accounts used for fraud, spam or unlawful offers.

5 — Inquiries and bookings

Before a booking request is sent, the guest confirms a payment method and Stripe places a hold for the full displayed total. If the owner accepts within 48 hours, the amount is captured and the booking becomes binding; if the owner declines or does not respond in time, the hold is released automatically. For Instant Book, the amount is captured as soon as Stripe confirms payment and the booking then becomes binding. The accommodation agreement is made directly between the owner and the guest. If the host offers flexible cancellation, the guest can actively add it at payment for 10% of the displayed accommodation total. A cancellation up to 24 hours before the property's local check in time refunds the accommodation amount; the price of the already provided option is not refunded. Without that active selection, the booking is nonrefundable except where mandatory law requires a refund. A serious problem with the stay can be reported as described under <a>Report a problem</a>; a report does not guarantee a refund. Half of the option price goes to the host, in every case. The option price and the cost contribution are not refunded, subject to mandatory law. We pay out the host amount 48 hours after the property's local check-in time; for a host's first three stays, 24 hours after the local check-out time, but no later than 7 days after check-in. Stays of 28 nights or more are paid out monthly: the first part on that date, each further 30 nights 48 hours after they begin. This protects guests against fraud.

6 — Calendars from other portals

Owners can connect calendars from Airbnb, Booking.com, Vrbo and other portals, or their channel manager such as Smoobu. We fetch them regularly. Delays on the side of those portals or tools are outside our control; the final check on availability remains with the owner.

7 — Order of search results

How we sort is set out openly on How we rank. There is no paid placement at present; if it is introduced, it will be marked as advertising.

8 — Liability

We are liable without limit for intent and gross negligence; for slight negligence only where an essential contractual duty is breached, and then limited to the foreseeable damage typical for such a contract. The owner alone is responsible for the stay itself, the condition and safety of the place, handover of keys and defects, and for complying with the law where the property is. Where the owner is at fault, the owner indemnifies BookNoFees against claims by third parties arising from their listing or stay, including reasonable legal costs. Mandatory legal rights remain unaffected.

9 — Changes

We announce changes to these terms to registered users by email at least 15 days in advance.

10 — Governing law and jurisdiction

These terms are governed by the law of the State of Florida, United States of America, excluding its conflict-of-law rules. Consumers keep the protection of the mandatory consumer law of the country where they habitually reside, wherever that law requires it, including consumers in the EU, the EEA, the United Kingdom and Switzerland. The owner remains bound by the law that applies where the property is.
